Designed for Optimal Living

River Club Apartments is a student housing development in Athens, Georgia. Situated on a 90-acre peninsula at the junction of two rivers, it has 266 units with 794 bedrooms. This development redefined student housing in Athens by offering uniquely designed spaces that offered students a lifestyle like what they were used to at home. Features like private bathrooms and high quality amenities, not standard in the Athens student housing market then. River Club offers great amenities like a baseball field, a gated entry, furnished units and security systems.

West M Apartments

West M Apartments

A 366-unit apartment complex Lake Charles, Louisiana

Fiscally Savvy & Committed

Since its construction in 2010 West M has been the premier apartment community in Southeast Louisiana. The property has an urban feel, with buildings situated immediately on the public road and along the drive that leads to the stunning clubhouse and amenity core. The property was developed with many sustainable features including LED lighting throughout, low-flow plumbing fixtures, south-facing buildings to allow for passive heating and lighting and low VOC paints.

The property was developed in two phases of construction from 2010 until 2015. Although construction for the first phase didn’t start until 2010, the team’s efforts began two years prior, in 2008. The team was tenacious in its approach to mitigating wetlands, securing a HUD 221-d-4 loan and raising equity in the financially challenged mid-2009. Ultimately team brought to life a vision that allowed us to sell the property in 2016 at a record price for the market.

The Lofts & Shops at Inman Park Village

The Lofts & Shops at Inman Park Village

68 residential condominiums & 20,000 SF Retail in Inman Park Village, Atlanta Georgia

Experienced and Focused

On the site of the former Mead facility we developed a true mixed-use infill site. The building combines two levels of parking with 20,000 SF of retail on the one level below the 68 condominium units. Combining uses many times creates unique challenges that require experience and an innovative approach to solve them. For instance, when one of our key tenants, a cigar bar, opened for business the state of the art exhaust system that was installed was still allowing smoke to get into the units above causing disruption to the residents. Unlike most developers our team stayed front and center through months of investigation, testing and negotiations with the exhaust system manufacturer and installer. Ultimately our team solved the issue with a recommendation to move the fan to the top of the chimney, instead of the bottom, and allow for the system to suck the smoke out and avoid it seeping through the building crevices

105 stacked ‘soft-loft’ style townhomes in Reynoldstown, Atlanta Georgia

Ingenious Design

For this intown project our focus was to deliver a product that would be attractive to an entry level home buyer. Several factors made this possible; financially we were able to secure a 10-year property tax abatement. Secondly, the design team worked on a plan that called for wood framing with brick exterior keeping costs down and allowing us to price the units very competitively. The attractive pricing, combined with its intown location and the design of rooftop terraces with downtown views made this a very successful sellout.

Two Addison Place

Two Addison Place

326 apartments in a Spanish colonial style building in Pooler Georgia

Design Driven

This project’s design was inspired by Addison Mizner’s architectural style. The all-white stucco buildings with clay tile roofs were situated on the site to create a strong sense of place. The Spanish colonial style was then carried through in the amenities as well as the apartment homes. The design team delivered an impressive collection of 27 different floorplans which ensured that we met varying living space needs.

During the planning stages our team capitalized a market research insight that showed seniors were under served in the market. Our team designed the main building to not only house the leasing office and most of the amenities but also about 1/3 of the apartments. This building with its elevator access became a great choice for senior in the area. The development sold shortly after completion for a price far exceeding the highest per door price ever paid in the Savannah market and delivered a building that is more soundproof than those framed with wood.

94 condominiums over three levels of parking in Atlanta, Georgia

Meticulous Construction

The Manor House features 94 condominium units over 3 levels of parking. The roomy units have upscale kitchens and all feature a great outdoor space in the form of a large deck. The landscaping is lush and makes for a welcoming common area that includes a covered patio, a swimming pool, the clubroom and the workout facility. The team’s innovation came from the recommendation to use an Epicore wall system; steel wall sections that support a floor system consisting of U shaped metal pans supporting a concrete deck. The wall sections are fabricated off site and can be erected quickly. The Epicore system not only provided spans as large as 32”, allowing for a more open floor plan, but also delivered a building that is more soundproof than with comparable wood frame structures.

The Albemarle

The Albemarle

65 condominium units overlooking the marsh in Charleston South Carolina

Charleston, South Carolina

The Albemarle has a unique location, just off Charleston’s historic district at Ripley Point in West Ashley. Many of the 65 units have marsh views giving the residents a true Charleston experience at a Charleston- affordable price. The building has 4-stories of condominiums over a parking deck, as well as 4 townhomes. At the time units in this building were being delivered several early purchasers were able to resell their contracts with $50,000 to $100,000 profits.
